There's an Instagram account called "Cheap Old Houses" that features *gorgeous* old fixer uppers all over the country for less than 100k. Caveat, they're all in *certain neighborhoods* or really economically depressed areas. My Victorian renovation dreams are still on hold.

@John O - The interest rate is usually a little less on a FIX15 than on a FIX30; however, the FIX15 payment is greater than a FIX30 payment. When you have the funds, you can always pay extra principal on a FIX30, to pay it off sooner, but still have a smaller required payment for leaner months.
I have a FIX30 and I make about two extra payments every year.
