now there is another level of difference there, which might be a greater contributor

My take on this is: if white people moving out turns your neighborhood to shit, maybe the whiteys were the ones keeping it nice. They don't owe a nice neighborhood to anyone. That said, government shouldn't deny services, and I believe that's illegal.

at some point you have to separate market forces from perceived racism. people try to do what is in their best interest, and if enough people do that trends will emerge, and then you can look at those trends later and come up with all sorts of ideas as to what the motivation behind it was. but at the end of the day, it's just people trying to improve their lives.
If you see things only in a racial lense, you will see racism where there isnt any

I actually don't understand the issue with Gentrification though, I probably don't know too much about it, but from the Wikipedia article, it sounds like the shitty neighborhoods are improving when "whities" move in.

As for business leaving when demographics change, could simply be the new locals spend less money on the business. Maybe they have less money, or different culture. Gotta raise prices to stay afloat, or move shop.
