@SamanthaM buy a duplex or a Triplex. Live in the worst unit, and fix it up as you go. You will live rent-free for as long as you live there. Any multi-unit should leave at least one unit as cash flow. Does that make sense?
@Deleted User I see where you're going with that, but what if the neighbors are terrible. Won't that devalue the property?
Also it should be somewhere that will last at least 10-15 years.
You're the landlord so they'll be nice. You get to vet them.
FHA requires one year occupancy. Set a 3-year plan of living rent-free, improve the worst unit up to a point or someone will rent it for the going rate, then move out and buy your house.
And by landlord I mean you own all of the units and you just live in one of them.
