I actually don't understand the issue with Gentrification though, I probably don't know too much about it, but from the Wikipedia article, it sounds like the shitty neighborhoods are improving when "whities" move in.

As for business leaving when demographics change, could simply be the new locals spend less money on the business. Maybe they have less money, or different culture. Gotta raise prices to stay afloat, or move shop.

gentrification can be bad for poorer people because making a neighborhood "nice" drives up prices because people want to move there. also more expensive shops will move in to cater to the richer people.
