60 day notice to vacate clauses should be illegal in lease's when the housing market is booming, change my mind. If you're not fortunate enough to have family you can stay with, good luck finding a place to live in that will wait the 2 months for your notice to go in.

You are talking about offloading the burden from the rentee to the renter. Although its not nice that the rentee is has to find a new place to live. It wouldn't be nice to the renter, if for an example, he was looking to move his elderly father into the other half of his duplex so he could better take care of him. Which is what parents had to do

Does it matter why you want someone who rents from you to leave? Even if its not such a heartwarming story, its your property, and you would have never build that house/rented it out if you couldnt take it back when you want to.

@scaevola yeah I contradicted myself. @Clive yeah. When I went to turn in my thirty day notice (my lease ends) I was informed not only of the auto renew clause that requires a 60 day notice, but also that my rent would be going up $300. The rent increase wasn't in the lease so I'm checking with an attorney to see if the rent increase not specified is means for making the clause break Utah State law.

It's kind of dumb, Utah has a law that requires that service vendors that provide 12 month or longer contracts/lease's are required to send a notice before the auto renewal takes place (something that didn't happen in my case due to bad management) unfortunately this law specifically excludes rentals properties.

@DJ_Anuz the number of days required for notices for rent raises should be the same as the notice you have to give before you leave. Otherwise I can just raise the rent to 1000000 dollars when someone leaves in 2 months and they cant get out of that.

When I went into the office today they totally forgot who I was, so I documented everything and they said I was good to go paying my rent until the 24th. If they decide to pursue getting anything else from me I'll explain the situation and let them know my brother in law is a lawyer. Hopefully they'll just say it's not worth the risk.
