60 day notice to vacate clauses should be illegal in lease's when the housing market is booming, change my mind. If you're not fortunate enough to have family you can stay with, good luck finding a place to live in that will wait the 2 months for your notice to go in.

You are talking about offloading the burden from the rentee to the renter. Although its not nice that the rentee is has to find a new place to live. It wouldn't be nice to the renter, if for an example, he was looking to move his elderly father into the other half of his duplex so he could better take care of him. Which is what parents had to do

Does it matter why you want someone who rents from you to leave? Even if its not such a heartwarming story, its your property, and you would have never build that house/rented it out if you couldnt take it back when you want to.

When I went to turn in my thirty day notice (my lease ends) I was informed not only of the auto renew clause that requires a 60 day notice, but also that my rent would be going up $300. The rent increase wasn't in the lease so I'm checking with an attorney to see if the rent increase not specified is means for making the clause break Utah State law.
