Lockean Property doesn't have taxes, does not have the threat of eminent domain, and does not need the state to force others to follow privately owned property standards, you could make mutualist or ancom property communes under the same principle, it'd be completely voluntary and contractual.
You or a collective of people along with you apply your labor and time to a piece of land, you go to a legal arbitrator, (communally run & funded or privately run by people paying them to do a decent job) with evidence, which allows you to get a deed to that area under the Lockean Property Principle with Proviso, then once you or a collective you're a part of get that deed, you can do whatever your want to that property whether it be a bunch of privately owned houses, a Kropotkinite Commune, a Mutualist Commune, or a Mutualist Commune with unions and syndicates, which would then be an anarcho-syndicalist society.
There'd be no central government, no government cops, the law would be contractual and would be enforced by either community, collectively or privately paid security troopers, and standing military defense.
You can't apply your labor to somebody else's property and claim it's yours if the object is in somebody else's property
