Tbh a huge problem we need to think about is how difficult it will be for dozens of us to buy land that is adjacent to eachother. Possibly solution is to have 1 person buy a LARGE area of land then divide it up and sell to individuals in our community. Hurdles to overcome with this method is to make sure that zoning property laws allow this in the location that we purchase land in, we would also need to make sure that each plot of land once sold can have homes legally built on it. We would need to create our own road system on this land as well

This is a highly regionally dependent issue. In many states there are vast amounts of land with little to no zoning regulations applicable.

It comes down to the county and wether or not we are part of a town or an unicorporated village. most county are okay with dividing large acreage up into small plots. the real problem is getting that land zoned in the first place.

generally the more acreage you buy the cheaper it gets. That fits in well with my idea of 10 acres per family. however, nobody can force anyone to buy into this plan.

really, all we need is somebody there with a measurable degree of sucess and we've cleared the largest hurdle. from there it's only a matter of showing it off, and funding and volunters will be pouring in.

and that can easily be further sold in sub-divisions as you progress, with a lot of growth room with minimum reliance on buying neighbouring land

all it takes is ten guys with $5,000 a piece and we'd be set, but nobody seems willing to put up the money. Personally, I can do $3,000 right now and $5,000 by march.
