Do you live in Germany or a state within the EU by chance?
I live in EU, but thats beside the point as it does not affect my judgement. Amd German economy isnt "crashing down". German economy is stagnating much like Japan and thats a known fact for years now. It just appears that journalists went out for a coffee and met with someone who just happened to google "German economy index" and saw it dropping.

You can have that "market price of 400k" but its no use if noone has money for them and banks dont give out loans
The only place where during a recession money moves is food industry and contrabandists
These are the guys who have cash and can use the recession to their advantage
And we just happened to be the right guys in right time with the right amount of loose cash

And as I mentioned, I consider myself excemption. I have lived pre-EU time aswell so I remember different times.
