Buy a fixer upper, rent out rooms to your buddies, build a good credit score, rinse and repeat.

I now own four rentals. I already have a positive cash flow, but all four will be paid off within

Since you don't have a wife nagging you to buy her perfect dream house, you can buy in any neighborhood
you can afford.
Picking a neighborhood for a group of young men is a lot different from selecting one that

Most renters do not have enough money to make a down payment. There are many ways to buy a house without a down payment.

Seller financing backed by real estate is much safer for them.

Once you buy a rental in a neighborhood that is suitable for children, you can rent to single mothers who qualify for Section 8 housing.
The Federal government writes you a check once a month, guaranteed. You can still evict the tenants for just cause, but you won't miss any rent checks.
There is a long waiting list of people wanting Section 8 housing, so you can pick and choose your tenant, and if someone moves out, you can easily find a new tenant.

If you are not skilled with your hands, you can barter work for rent.
Some trades are very seasonal, so you can rent to skilled tradesmen, and barter with them during their slow time.
This is the time that it is hardest for them to pay their rent and when they have the most free time"
