I definitely prefer equities over real estate.
I rather start my own venture than turn to real estate honestly.
I do dislike large metros. I lived in a few and they're fucking terrible.
it all depends on what you want to do in the next few years, if you buy you are stuck there so lets say your boss fires you in a year, you now can't pack up and go job hunting in a different area as quickly @Deleted User

Ok so renting it is. Now, what is the best option in renting overall and how long before I move/purchase real estate? I know at some point the math supports owning.

Yeah I would definitely say renting till you know your long term goals as far as where you wanna settle down or whatever
also @Deleted User keep in mind the markets could always crash so you buy a home for 150k then a crash happens and you lose 50k total worth, you are now always at a loss and you are stuck in a area where it has become blighted because its harder to sell

Well, the 2 studios I saw were less than $1k - 850/mo with all utilies

i would suggest learning about stocks/bonds/physical assets/crypto if you are going to be storing that much cash a year

well, i would say the main thing is to do what you feel comfortable with because you will protect your own assets more then any other person
