The last 6 years have been nothing but renovation work, and a few tenants have been evicted for keeping us from doing our job.

2021-01-06 10:51:08 UTC

I had one job where we had to pave around a car. A lot for a 50 unit subdivision with 1 little spot unpaved. The owner had to sue the person to recoup costs to come back.

2021-01-06 10:51:30 UTC

i try to explain it to home/apartment renters to stop using just drywall

2021-01-06 10:51:53 UTC

plywood under the drywall is best, reduces damage costs over time

2021-01-06 10:51:53 UTC

Shit, osb is cheaper than drywall

2021-01-06 10:52:19 UTC

asshole renters will put holes thru walls

2021-01-06 10:52:58 UTC

Oh, yeah, they love to do that. The govt made us switch to solid core doors to prevent damage, too.

2021-01-06 10:53:22 UTC

Doubles the initial cost

2021-01-06 10:53:56 UTC

be happy they didn't make u switch to all heavy gauge steel frames for doorways

2021-01-06 10:54:11 UTC

otherwise u'd never be able to remove bad renters

2021-01-06 10:54:46 UTC

Depends on the building type. I've had 2 projects that used steel jamb entry doors.

2021-01-06 10:55:25 UTC

i prefer tungsten steel myself ....resistant to blast damage

2021-01-06 10:55:52 UTC

costly as hell...need custom workshop to make it

2021-01-06 10:55:58 UTC

Lol, I'm glad I've rarely worked for the owners.
As the GC, I'll just charge extra.

2021-01-06 10:57:21 UTC

I'll also call the cops/sheriff if a tenant gets froggy. Gotta cover my ass in those scenarios.

2021-01-06 10:58:35 UTC

well most of these renters don't know that in 'castle doctrine' states...it doesn't protect 'renters' from the 'home owners' doing the renting

2021-01-06 10:58:58 UTC

No, but squatters laws do.

2021-01-06 10:59:17 UTC

A person can get 6 to 9 months rent-free.

2021-01-06 10:59:50 UTC

most 'squatters' laws are court laws, not constitutional laws...also they only apply when it's an abandoned property...not an active rental estate

2021-01-06 11:00:59 UTC

if a property gets new owners while it's been seemingly 'abandoned' for a few squatters ...they're protected for a short period but they have to leave when the new owners come into play

2021-01-06 11:01:45 UTC

most ppl don't realize we're not under 'court' laws anymore ...we're phasing back to pure constitutional laws completely

2021-01-06 11:01:59 UTC

I've heard enough horror stories from owners to know that there are laws that prevent evictions from gov't subsidized housing. These guys own thousands of units and have lawyers on retainer 24/7.

2021-01-06 11:02:46 UTC

They lose months of income from tenants every year. Doesnt matter if the tenant broke their lease or not.

2021-01-06 11:02:56 UTC

well breach of contract between squatting 'renter' agreement with gov is grounds on any level for eviction

2021-01-06 11:04:02 UTC

It can take 3 to 4 months to reach eviction status, and it can take another 3 months to evict if the tenant wants to be a dick. Then you'd have to sue them and hope they pay you.

2021-01-06 11:04:10 UTC

nephew was renting a place with his now separated ex-wife...he got himself out of the lease and she's unemployed ....he's staying with me now

2021-01-06 11:04:53 UTC

If its subsidized, her unemployed status would qualify her for rental assistance.

2021-01-06 11:05:10 UTC

my home isn't up to par of his rental place but at least it has 2 full working bathrooms with bathtubs

2021-01-06 11:06:07 UTC

also having a table saw in the basement and permission to remodel his 'room' if he wanted to

2021-01-06 11:06:46 UTC

I put in full kitchens with dishwashers and garbage disposals, washer/dryer hookups, and at least 1.5 baths for apartments that get destroyed in a year by the tenants.

2021-01-06 11:07:21 UTC

About 20% of the renters take care of their stuff.

2021-01-06 11:08:02 UTC

if it makes u feel any better, from time to time i hit up craigs list for damaged appliance to buy up and restore for my personal use

2021-01-06 11:08:29 UTC

it's how i got my fridge and stove recently in the past 2yrs

2021-01-06 11:08:43 UTC

i keep spares around incase something breaks

2021-01-06 11:08:58 UTC

I get mine from the remodels I do, lol. Good or bad, all appliances get replaced.

2021-01-06 11:09:03 UTC

got 2 'normal' fridges and a freezer

2021-01-06 11:09:32 UTC

hey, as long as the coolant lines aren't cut or drained out...it can be fixed

2021-01-06 11:10:02 UTC

I scrap what's broken and donate what me or the guys don't need.

2021-01-06 11:10:12 UTC

most expensive part of the fridge/freezer/ac units is the coolants

2021-01-06 11:10:42 UTC

Habitat for Humanity gets lots of stuff when we roll into town. Appliances, cabinets, doors, windows, etc...

2021-01-06 11:11:13 UTC

my first floor monster ac is something a neighbor threw out yrs ago....some idiot flattened all the exhaust fins so air couldn't flow thru ....
