i prefer tungsten steel myself ....resistant to blast damage

well most of these renters don't know that in 'castle doctrine' states...it doesn't protect 'renters' from the 'home owners' doing the renting
No, but squatters laws do.
A person can get 6 to 9 months rent-free.
most 'squatters' laws are court laws, not constitutional laws...also they only apply when it's an abandoned property...not an active rental estate
if a property gets new owners while it's been seemingly 'abandoned' for a few squatters ...they're protected for a short period but they have to leave when the new owners come into play
most ppl don't realize we're not under 'court' laws anymore ...we're phasing back to pure constitutional laws completely
I've heard enough horror stories from owners to know that there are laws that prevent evictions from gov't subsidized housing. These guys own thousands of units and have lawyers on retainer 24/7.
They lose months of income from tenants every year. Doesnt matter if the tenant broke their lease or not.
well breach of contract between squatting 'renter' agreement with gov is grounds on any level for eviction
It can take 3 to 4 months to reach eviction status, and it can take another 3 months to evict if the tenant wants to be a dick. Then you'd have to sue them and hope they pay you.
nephew was renting a place with his now separated ex-wife...he got himself out of the lease and she's unemployed ....he's staying with me now
If its subsidized, her unemployed status would qualify her for rental assistance.
my home isn't up to par of his rental place but at least it has 2 full working bathrooms with bathtubs
also having a table saw in the basement and permission to remodel his 'room' if he wanted to
I put in full kitchens with dishwashers and garbage disposals, washer/dryer hookups, and at least 1.5 baths for apartments that get destroyed in a year by the tenants.
About 20% of the renters take care of their stuff.
if it makes u feel any better, from time to time i hit up craigs list for damaged appliance to buy up and restore for my personal use

i keep spares around incase something breaks
I get mine from the remodels I do, lol. Good or bad, all appliances get replaced.

hey, as long as the coolant lines aren't cut or drained out...it can be fixed
I scrap what's broken and donate what me or the guys don't need.
most expensive part of the fridge/freezer/ac units is the coolants
Habitat for Humanity gets lots of stuff when we roll into town. Appliances, cabinets, doors, windows, etc...
my first floor monster ac is something a neighbor threw out yrs ago....some idiot flattened all the exhaust fins so air couldn't flow thru ....

The furnaces are always the first to go. Nobody ever changes the filters in them or clean the condensate drains.
