We do get an insurance job every now and then and we bid those.
I don't have a lot of competition because we're specialized in historic work.
Do you do free quotes? We don't, I won't leave the shop or a job site to look at a job unless I make $100. No one else works for free why do people expect us to?

I tried to make something like this, but I got side-tracked as a death in the family happened right after. I feel like it would be better here- I'd prefer to have it all in one place. Plus, there are people here who would be significantly more knowledgeable than me- I'm still a (((finance student)))

When running the numbers I always plan for worst case scenario so most likely I'll end up in the black. Sounds like a fun project. There's also commercial real estate groups that release annual reviews of trends and locales. Those are good to look at to get a sense of the market in your area

I used to have a co-worker who bought a house in a college town, replaced the drywall with plywood, and advertised it as a party house. He rented it for $50-$100 cheaper than the average place, and still made a killing because repairs were minimal.

The trick is that you have to get the parents to buy into it, because most of the time, they're paying for it, not their asshole kids.
