my job is basically to get the real value of a property. mostly maths and market value research. riviting stuff i know but it makes good money.
I have lots of sales experience but I never got good at it. I can make connections but I suck at persuasion.
Yes, definitely make a sales channel. *Everyone* is in sales, whether they know it or not.
The people that don't know it will get the most out of it.

Anyone bought land?? I have read a few books, but still a lot of unanswered questions. Just want to buy a little piece of rural property. Likely in an area to be developed and then sell for good profit to really buy some acreage.
depends on what type of land you want.

also there is the issue sometimes of not having access because the parcel is surrounded by other people so you have to make a deal with the other land owners.
also open land is fairly easy to find but do you want one with a small house on it already?
@Deleted User No house on it. Looking in rural Florida but near sprawl. My idea is anything now that will be developed. Then use the profit to buy a good amount and preserve and possibly build on later.

so to know what will be developed you have to look into what buisnesses are moving there that will draw people. for example in nNV up here in Reno the Tesla giga factory is up and running, this is brining allot of people to start moving to Silver Springs, Dayton, and other smaller towns around the Reno/Carson area. you could have made an investment on a large piece of literal desert land that has access rights and sold it 2-10 years later for a profit because people are moving out there (depending on where the property is exactly).
one guy up here bought 50 acres just outside of silver springs all with access. he is going to make bank in a few years.
We have a huge place called the Villages in Orlando metro. Boomers retiring and it is growing so fast. If you buy out 5 miles, it will be developed. I love the environment and hate the idea of selling to developers, but will happen either way. Then make enough to really have a homestead.
In the meantime a place for 2nd Amendment activities, camping etc.
my plan is to buy 10+ acres somewhere in PA. forest and either no house or little house on top of it.

As they say, the further North you go in Florida, the further South you are. The panhandle area is THE deep South and the hospitality that comes with it.
Buying land in MT can be cheaper than purchasing a small house in the inner city, alot of factors at play. I'd choose land over urban residence any day.
@DavidOrlando#5630 make sure you brush up on your zoning laws wherever you plan on buying. In a lot of cases zoning is more valuable than the actual land it’s on
