@Warren H I know some basics. basically a wholesaler makes a quick profit on a real estate transaction. they are able to source a property for well below market value and then mark it up and sell it usually to a flipper or other type of investor. it is basically a form of arbitrage. I suggest you read biggerpockets.com if you are interested in learning more about real estate

@Zyzz will do thanks. I've wanted to learn more about it and I've found a few potential leads on properties in my area that could be profitable. I'm just not sure I trust myself to start doing it yet

You’re getting the property for a “wholesale” price then assigning it at a higher price.

I’ve been a wholesaler for years. There are individuals who wholesale with no money that must assign their contracts but their fee to their buyer is written on the assignment so most of the time it’s low. There are also larger wholesale companies you can work as an agent for. They will provide the leads. They will not assign contracts. Instead, they “double-close”, closing both the acquisition and the sale on the same day. Company actually buys the property but the money is risked for only a few minutes or hours while a title company does both closings. Find a shady title company and they will fund your purchase with your buyer’s funds to eliminate risk.

In general I don’t like wholesaling because the best deals are found by ripping people off who are in a desperate situation. “Stealing” property.

I'm not looking to rip anyone off. I want to make money by serving as a solution to their problem. They have a property they need to get rid of fast and we can both make money. If wholesaling is shady and scamming then I don't want to do that.

@Warren H#1406 finding a wholesale property is what any real estate investor wants. It is business. It’s not scamming, it’s not shady, it’s just world of business and if you get cracked by someone else, it’s your fault for not knowing any better.

I have an issue I could Use some help with. I have a drain that goes underground to the sewer system from the side of my house where a storm gutter used to be hooked up to it and the bilge pump from my basement. It looks like a bunch of leaves have gotten stuck down inside it over the years, and I was wondering if anyone had recommendations for me for how to clear it. The only thing I could think of was a plumbing snake.

@Deleted User you should check to make sure it's not blocked at the road, back in the late 70s early 80s around here they blocked the run off into the local sewer system because of lead paint and asbestos.
But if they never did that in your area then @Deleted User has the right idea, if that doesn't work you might have to dig it up, the pipe could have collapsed.

@Deleted User you should also check with you city. Some places only allow you to pump to the sewer during the winter. If you need to pump to your lawn get a long plastic hose and punch a few holes along the length to distribute the water over a larger area. I use my bilge water to water my bushes and garden.

I think it’s just leaves. I can see some of them. I am going to pull what I can out and then get one of those rubber attachments for the garden hose that fills up until it’s snug in the drain and flushed the clog out.

I've never tried one of those, but if it's cheaper than renting a snake it would be a good place to start troubleshooting your problem. You'll find out if it's "soft" blockage or if there is something more going on.
