Hi. New to the server. If anyone needs help with any kind of research, I'm your goy. I have a lot of experience in it and I even enjoy it oddly enough. This extends out to school essays, work related, or even anything out of general curiosity. Any subject as long as I don't need a degree to grasp the basic concept. I can write you(within reason and with digression) any paper/article, and other kinds of research assignments. I also excel at photo shop. Advice and suggestions are free. Real work is cheap. If anyone has ambitions for being an Ironwork, I can get full books right now without going through an apprenticeship. It’s a limited time opportunity and if anyone is in the trade they know how hard the Ironworkers Union is to get into. You basically have to know someone. If anyone in interested, DM me. @Warren H I know some basics. basically a wholesaler makes a quick profit on a real estate transaction. they are able to source a property for well below market value and then mark it up and sell it usually to a flipper or other type of investor. it is basically a form of arbitrage. I suggest you read biggerpockets.com if you are interested in learning more about real estate

I’ve been a wholesaler for years. There are individuals who wholesale with no money that must assign their contracts but their fee to their buyer is written on the assignment so most of the time it’s low. There are also larger wholesale companies you can work as an agent for. They will provide the leads. They will not assign contracts. Instead, they “double-close”, closing both the acquisition and the sale on the same day. Company actually buys the property but the money is risked for only a few minutes or hours while a title company does both closings. Find a shady title company and they will fund your purchase with your buyer’s funds to eliminate risk.

In general I don’t like wholesaling because the best deals are found by ripping people off who are in a desperate situation. “Stealing” property.

I'm not looking to rip anyone off. I want to make money by serving as a solution to their problem. They have a property they need to get rid of fast and we can both make money. If wholesaling is shady and scamming then I don't want to do that.

@Warren H#1406 finding a wholesale property is what any real estate investor wants. It is business. It’s not scamming, it’s not shady, it’s just world of business and if you get cracked by someone else, it’s your fault for not knowing any better.
